The NHMF Committee meets three or four times a year to consider the issues facing maintenance managers, and what we might do to address them. Sometimes this involves developing a new product: the Viper Voids schedule is an example. More often we work with the National Housing Federation, Housing Corporation, HAMMAR and other organisations to research and develop guidance and advice.
Maintenance practitioners are welcome to raise issues or suggest projects, either direct to the NHMF (020 8254 5580) or via a member of the committee.
Involving residents in procurement Our latest initiative is to assist the National Housing Federation in producing Your Place or Mine? We funded the research and revised the brief and the draft. We held a workshop at the NHMF Conference where the author could present and discuss the issues with maintenance managers and understand their concerns.

EU Directive on Energy Efficiency We plan a similar initiative on the implementation of the EU directive on energy performance of buildings. This puts a requirement “for calculating energy performance in accordance with a national standard, and making the results of such calculations known to prospective purchasers and tenants whenever buildings are constructed, sold or rented out…”. It requires more efficient boilers, and for investment in energy efficiency whenever properties are built or refurbished, much of which will be incorporated in revised building regulations.
Best Practice in Maintenance We assisted the Federation at every stage in producing this new book on maintenance, which describes current best practice in every area of maintenance We regard it as essential reading for anyone involved in maintenance management.
Delivering Decent Homes Through the Asset Management Panel at the Federation we advised on the research project into how Decent Homes was being implemented by housing associations, and the resulting publication.
Housing Investment Appraisal This explains the principles and practice of investment appraisal for new development and option appraisals for stock re-investment, and was written by Dave Treanor of M3 Housing and John Walker of Sunderland Housing Group.
Managing the Assets This is a comprehensive guide to developing and implementing an asset management policy, written by Karen Tait at the Federation as part of a three year asset management project funded by the Housing Corporation, the NHMF, and HAMMAR.
