There is a performance gap in retrofit, just as in new build housing. Projects aimed at delivering fuel cost reductions and deep cuts in carbon dioxide emissions rarely deliver the predicted savings. Research by the Technology Strategy Board, the Energy Saving Trust, the UCL Energy Institute, Affinity Sutton and leading consultants reveals that retrofit is a high-risk process in which the building fabric, the building services and the occupants interact in complex ways. Simple failures ripple through the system. How can we learn from this research to take the risk out of retrofit? What are the key points to watch out for?
